The Challenge

Official Community Plan (Cambie Corridor) will up zone some residential homes for higher density but there were going to be two challenges:

Land assembly work which will require the collective owners to sell according to their own mutual benefits.
There will be a lot of competitive sites that would hit the market once the up zoning plans are approved.

Strategy and Action

Held numerous meetings and block parties to meet with all the neighboring home owner.
Educated the owners on the change in area plan and the impact on their values.
Had individual meetings with each owner to understand their needs.
Advocated for the owners to list their property on to the market before other competitive sites.

Solution and The Outcome

Once all of the owners agreed to sell, we were able to secure 6 offers to purchase and short listed the top 3 bids to enhance their offers with several rounds of negotiation.
The properties were sold for a premium before the other sites came on to the market. The competitive sites had difficulty achieving our sold price and some could not sell. We are glad to have achieved such premium for our owner clients.
